Our Approach
How We Work with Clients
You may have a clear plan or still be working out what to do. Andrew starts by listening to what matters to you. He explains the services, responsibilities, and fees before work begins. If you are buying or selling, the steps below guide the transaction. For advisory work, you agree together on the questions to explore and what the work will cover.
Understand Your Goals
Tell Andrew about the property or purchase you have in mind, the timing that matters, and any questions already on your list. He explains how he can help, what the work would cover, and what information would be useful next.
Review the Options
Andrew reviews the relevant property and market information with you. For a sale, you discuss pricing, presentation, and buyer interest. For a purchase, you look at how the property fits your plans and which questions need attention before making an offer.
Review the Terms
Andrew helps you compare price, timing, and other terms, communicates offers, and negotiates on your behalf. Your own attorney will review the contract with you before you sign. Andrew stays in touch with your attorney while you decide which terms to accept.
Work Toward Closing
Once the agreement is signed, Andrew stays involved with you, your attorney, and the other professionals handling the remaining steps. He follows up on outstanding questions and keeps you informed as the transaction moves toward closing.
Your Representation
Working with Your Own Attorney
Your attorney provides legal advice, reviews the contract, and represents your legal interests. Andrew handles the brokerage work and coordinates with your attorney and the other professionals involved. You remain the decision-maker at each stage.
Before You Call
Common Questions
Does Calling or Emailing Commit Me to Working with You?
No. An initial conversation gives you an opportunity to ask questions and discuss your goals. Andrew explains the proposed services and engagement terms before brokerage work begins.
What Should I Have Ready for the First Conversation?
The property address or the kind of property you are looking for, your goals, and any timing you have in mind are helpful. You can start with what you know; Andrew will explain what additional information would be useful.
How Are Brokerage Services and Fees Agreed?
Andrew discusses the scope of work, responsibilities, compensation, and duration of the engagement with you. Fees are negotiable and are set out in the applicable agreement. Andrew will talk through the terms with you and answer your questions before you sign.
What Is Required to Work with You as a Buyer?
Our Standardized Operating Procedures explain the brokerage’s requirements concerning identification, exclusive representation agreements, and pre-approval or proof of funds. Andrew can walk you through them before you begin. Read Our Standardized Operating Procedures (PDF).
Will I Work with My Own Attorney?
Yes. You engage your own attorney for independent legal advice and contract review. Andrew handles the brokerage work and coordinates with your attorney as the transaction moves forward.
How Is Brokerage Representation Different from a Direct Purchase?
Lewis Realty Group represents clients under a brokerage engagement. Our affiliated company, Lewis Equity Group, may purchase property for its own investment account. These are separate roles and arrangements; Andrew explains which applies before you proceed.
