A Plan That Fits the Property
Ways to Sell
The right sale plan considers more than an asking price. Your property’s condition, the work involved, your timing, and the terms of an offer all matter.
Lewis Realty Group LLC
Representation for Your Sale
We represent you in a sale to another buyer. After visiting the property, Andrew prepares a listing proposal covering pricing, preparation, and marketing. He explains the recommendation before you decide how to proceed.
Andrew handles the listing, buyer inquiries, showings, offer discussions, and the follow-through with attorneys and lenders. A property can need substantial work or have unresolved questions and still be considered for a market sale.
Another Path
A Direct Purchase
When a direct sale may fit better, Andrew can discuss a purchase through Lewis Equity Group LLC. He visits before presenting an offer for the property in its existing condition. There is no need to prepare it for a public listing.
Andrew owns both companies. Lewis Realty Group LLC represents clients; Lewis Equity Group LLC purchases for itself. He explains the proposed role, and you retain your own attorney.
A Direct Purchase through Lewis Equity GroupCompare the Two Paths
Consider the preparation, access, proposed terms, and responsibilities alongside the price. The details depend on the property and the agreement.
Preparation
Brokerage Sale
Discuss which repairs, cleaning, or presentation work may support the listing. The marketing plan can also offer the property in its current condition.
Direct Purchase
The offer considers the property as it stands and the work the purchaser would take on. Agreed responsibilities are set out in the terms.
Marketing & Access
Brokerage Sale
Andrew arranges marketing and prospective-buyer access around the agreed plan. He handles inquiries, showings, and open houses where appropriate.
Direct Purchase
You do not prepare the property for a public listing. Andrew visits to evaluate it, with any further access arranged as part of the proposed transaction.
Price, Costs & Conditions
Brokerage Sale
A listing price is a starting point. Compare buyers’ actual offers, financing, conditions, closing costs, and anticipated proceeds before choosing one.
Direct Purchase
Review the offered price, closing date, agreed costs, and any matters still to be resolved. Previously unknown issues may require further discussion.
Coordination
Brokerage Sale
Andrew manages the brokerage work and follows up with buyers, lenders, and counsel. You make the decisions and retain your own attorney.
Direct Purchase
Andrew coordinates the purchase and the property work the company agrees to take on. Your attorney advises on the agreement and your interests.
Costs and Your Proceeds
There is no consultation or property evaluation fee. Brokerage compensation and the scope of representation are agreed in advance; payment is due when the sale closes.
Each party generally pays its own costs. Any negotiated contributions are stated in the agreement. You engage your own attorney, who can explain the legal expenses, other closing costs, and expected proceeds.
